How to live the life you have always dreamed ofSinc My professional goal is to help others live the life they have always dreamed of. I am actually quite passionate about it. I love the quote, “if you can dream it, you can live it.” That is truly the first step into achieving your dreams. I have found over the years that many people tend to limit their dreams. It is like they are scared to dream big dreams, to think of the possibilities or the what ifs. Maybe it is natural for us to self-preserve by thinking and dreaming little but wonder if you are limiting what you can achieve by doing so? Limiting myself is scarier to me than not achieving my big dream. Since I am the broker/Team Leader of a Keller Williams Realty Brokerage, I mainly consult with Realtors about their dreams and goals. I love learning about my agents life long dreams and helping them to develop them dreams further and seeing that, yes their dreams can be realized.  After we discuss their dreams we talk about when they would like to achieve it by and how much money they would need to be making by then to make it happen. After we know when and how much we work backwards to what  they would need to make next year. After we have that dollar figure we work on a plan. This part is the best (it is really a business plan, but for some reason the term business plan freaks people out so I try not to use it). We determine how much business (closings) they would need to achieve the income goal for the year to stay on track for reaching their life long dream. Then we work backwards by using their average sales price and commission rate with actual conversion rate statistics to decide how many buyer and seller appointments they will need to go on each week to achieve the number of listings and buyer reps will be needed to achieve the number of closings necessary each month to hit their annual goal. After taking my class, many decide that they were limiting themselves and could actually do more.  How cool is that? Once they know what they need to achieve we work out a plan on how they will achieve it. It all sounds very scary to someone who hasn’t sat down and done this exercise and who hasn’t had the right mindset of why they are putting together a business plan. I am teaching the Millionaire Real Estate Business Planning Clinic on Dec. 1st and 2nd at the Keller Williams Signature Market Center in Katy, Texas if you would like to attend. KWSW Agent Leadership Council Invites for 2010

The search for our 2012 ALC has begun. I have sent the qualifying people an email to let me know if they are interested in serving. After I have my pool of interested and willing agents, I will then start at the top and go down the list by production until all 12 spots have been filled. I have several new prospective council members willing to serve next year. I am excited! I hope to get the final invites out by the first part of next week.

Wondering what the Agent Leadership Council is?
The Agent Leadership Council or the ALC is part of Keller Williams Realty’s biggest value proposition. The ALC is made up of a group agents from the top 20% of the market center’s production. Each market center sets the total amount of members to serve on their council. Our market center has a maximum of 12 members. The ALC helps make decisions and policies for the market center. They are responsible for the growth, culture, productivity and profitability of the market center. Each month we meet as a group to review the financials, production and anything else going on the market center. I am a big believer in the ALC and feel that they are a vital role in the market center’s success. It is nice being a part of a company that truly wants the agents to help make the decisions that effect them.

The Times in Your Life

I am a regular reader of newsletters from inspiring speakers and authors such as Brian Tracy, John Maxwell, Jim Rohn and Jack Canfield. Some days I am too swamped to pay much attention but other days the message written really hits home. A couple of weeks ago, I received an email newsletter from John Maxwell’s Maximum Impact Club, entitled “For Leadership Growth: The Time of Your Life”. Of course, the first image that came to mind was Patrick Swayze balancing Jennifer Grey over his head in the final scene of Dirty Dancing. However, John was actually referring to each day of our life, not just the special moments like a Wedding, birth of a child, fabulous vacation, etc. The fact is each moment in our day is “the time of our lives”. What are you doing to fill these moments? Are you using your time to spread cheer, make memories, be productive or are you wasting the precious time you have on this earth? I personally think the saddest thing the world would be to be on my death bed and have regrets about what I never attempted to do because I never found the time. Work is important if it is used as a means to an end. Not to be used for the sole purpose of getting “ahead” in life because in reality you end up losing. Work enables you to finance your dreams and make memories with your family. So when you think about the time of your life, remember that each moment of the day is the time of  your life and not to waste any of it.

New Support Staff

We have now added a new person to our support staff. Monica Gonzalez is now a co-compliance manager. She will be assisting Gloria with completing compliance on all of listings. Gloria will continue to use her expertise by focusing on contracts. We are ready for the summer increase in traffic! Now go list a home!

Language of Sales Journal 1:2

The purpose of  learning the Language of Sales is to bypass conscious reasoning and influence the unconscious mind. Today in Language of Sales we discussed Mirroring and Matching. The concept is simple enough but the practice is harder than I thought.

My first assignment was to mirror and match body language including subtle actions and postures. When I talk I am very flamboyant with my gesturing. My hands are waving and moving all over the place. So when I sat out to mirror others body language I found it more difficult than I thought. Especially one lady who hardly used any gestures. I found I had to sit on my hands when I talked to her. It definitely was eye opening to be conscious of others body language when I am interviewing them.

My second assignment was to match speech rate, volume and tonality. I knew right off the bat this would be hard. I tend to talk very fast and very loud. It drives me nuts to talk to a soft spoken person or one who speaks slower than I do. I have never even thought of tonality before. To tell you the truth I haven’t even tried yet. I wasn’t even aware that that was part of my assignment until I sat down to write about what I learned. I am working on the volume and have even slowed down my speech rate (slightly) but tone is going to be a challenge. But I am sure if I practice enough I will be able to master all three!

The 3rd part of the assignment was to use the other person’s favorite or important words in my conversation to them. I can do that. I just have to be conscious of their vocabulary. My listening skills improve each day. My observation skills are beginning to improve. Like I have said before, practice makes perfect!

Language of Sales Journal

I am always trying to perfect my “game.” In order to do that I take classes, I hired a coach and I practice.

I started a fascinating class about the language of sales. I am amazed at how much our speech patterns will subconsciously affect the person I am talking to, especially those that I am trying to convince or sale something to.   Each week I have homework of writing sentences putting into action what I have learned. I have decided to blog about my progress, my sentences, and what I have learned.

Lesson 1

Change the way I look at things and the things that  I look at will change.

Mindset is a fixed mental  attitude or disposition that predetermines a person’s responses to and interpretations of situations.

Mental Conditioning

I need to be mindful of what is condiontioning my mind. TV is conditioning it to be negative or unrealistic. I need to keep my mind conditioned on positive and uplifting information and people.
